* Manage multiple assets: CURRENTLY OUR OFFICE MANAGES APPROX. 600 UNITS. WE ARE ABLE TO MANAGE MULTIPLE UNITS FOR EACH OWNER.
* Evaluate and understand desirable locations: ALTHOUGH THE LAW DOES NOT ALLOW US TO “STEER” CLIENTS TO PARTICULAR AREAS/NEIGHBORHOODS WE DO OFFER THE ABILITY TO “COUNSEL” OUR OWNERS AS TO THE DIFFERENT RENTAL RATES BASED UPON LOCATION, PROPERTY CONDITION & TIME OF THE YR.
* Advertise the property’s availability to potential tenant and show rental properties: WE ADVERTISE IN THE LOCAL NEWSPAPER, ON-SITE SIGNAGE, OUR OFFICE LISTING SHEET, CRAIGS LIST & OUR WEB SITE.
* Screen potential renters, verify credit and check references: WE SCREEN TENANTS THOROUGHLY BY, BUT NOT LIMITED TO, CREDIT CHECK, CRIMINAL BACKGROUND CHECKS, CURRENT/PAST LANDLORD CHECKS, and EMPLOYMENT CHECKS & PERSONAL DEMEANOR.
* Collect and track rents: OUR RENTS ARE DUE ON THE 1ST OF EACH & EVERY MONTH PAYABLE BY MIDNIGHT OF THE 4TH. LATE FEE WILL BE CHARGED ON RENTS COLLECTED AFTER MIDNIGHT OF THE 4TH, NON PMT. OF RENT NOTICES HAND POSTED ON THE 8TH OF THE MONTH & FED FILING ON THE 11TH or 12TH OF THE MONTH.
* Provide monthly and annual financial reporting: OWNERS RECEIVE A MONTHLY ACCTG. STMT FROM OUR OFFICE THAT INCLUDES MONTH-TO-DATE TOTALS AS WELL AS YR-TO-DATE TOTALS ALONG WITH THE RENT PROCEEDS CHECK. OWNERS RECEIVE COPIES OF ALL REPAIR WORK ORDERS. WE CAN ALSO OFFER DEPOSITING SERVICES INTO YOUR LOCAL BANK ACCT. AS WELL AS MORTGAGE PMTS, UTILITIES PMTS, INSURANCE & TAX PMTS, ETC.

* Handle repairs and maintenance: WE HAVE FULL TIME MAINT. PERSONNEL ON STAFF AVAILABLE 24-7. WE ARE EQUIPPED TO HANDLE ALL TYPES OF MINOR/GENERAL REPAIRS, LANDSCAPING NEEDS AS WELL AS ELECTRICIANS, PLUMBERS, GENERAL CONTRACTORS. WE ALSO HAVE A FULL TIME INSPECTOR THAT MONITORS UNITS INTERIORS & EXTERIORS 5-DAYS A WEEK.
* Handle late payments and evictions: WE MONITOR RENTAL PMTS, LATE PMTS, TENANT MOVE OUT SECURITY DEPOSIT PMTS, TENANT CAUSED REPAIR PMTS. WE DO OFFER EVICTION SERVICES AT NO ADDITIONAL COST TO THE PROPERTY OWNER AS PART OF OUR FULL
MGMT. SERVICES INCLUDING COURT FILINGS, COURT HEARINGS, SHERIFF SERVICES & FINAL POSSESSION OF THE PROPERTY.
*More importantly, we have had a successful record of finding partners we can trust to handle these issues. Please share with us your philosophies and strategies for managing property: THE MANAGING OF RENTAL PROPERTIES FOR OWNERS IS A “PARTNERSHIP’ IN MANY RESPECTS. WE TREAT THE MGMT. AS A SERIOUS BUSINESS IN THAT WHEN A TENANT SIGNS A CONTRACT, I.E THE RENTAL AGMT, IT IS A CONTRACT STATING THE “DO’S & DON’TS”. WE DO ENFORCE THE TERMS OF THE RENTALS AGMT TO THE FULL EXTENT OF THE LAW. SHOULD A TENANT VIOLATE ANY OF THE TERMS, THEN FURTHER ACTION WILL BE TAKEN. I
CURRENTLY OWN APPROX. 54 UNITS MYSELF. SO I HAVE A VERY GOOD IDEA OF WHAT TO DEMAND &/OR EXPECT FROM TENANTS & PROPERTIES.
*Maintenance: IF YOU WANT TOP RENTS & STABLE TENANTS, THEN THE PROPERTY NEEDS TO BE FREE OF “DEFERRED MAINT. ITEMS”. OUR INSPECTOR PERSONALLY INSPECTS EACH & EVERY NEW MGMT PROPERTY FOR POSSIBLE REPAIR ISSUES, CARPET CLEANING & JANITORIAL CLEANING NEEDS. AFTER SAID INSPECTION THE OWNER IS NOTIFIED OF THE RESULTS & WORK ORDERS ARE CREATED & MONITORED FOR COMPLETION. WE WANT TO GET THE PROPERTIES IN TO “RENT READY” CONDITION ASAP.

*Leasing: THE MAJORITY OF OUR RENTAL AGMTS ARE MONTH-MONTH. WE DO HAVE A FEW PROPERTIES THAT ARE UNDER “FIXED TERM TENANCIES”. MONTH-MONTH OFFERS US THE ABILITY TO MOVE A TENANT OFF THE PROPERTY IN LESS TIME THAN A FIXED TERM TENANCY DOES. IT COMES DOWN TO THE PREFERENCE OF THE OWNER & THE TYPE OF PROPERTY, I.E. COMMERCIAL VS. RESIDENTIAL.

*Collections: A TENANT THAT OWES $$ ON THEIR ACCT. IS NOTIFIED IN WRITING TO PAY IN FULL. FAILURE TO PAY AN ACCT. IN FULL GIVES THE TENANT A “ONE-WAY” TRIP TO THE COLLECTION AGENCY THAT WE USE.

*Marketing, advertising: MKTG. CONSISTS OF LOCAL MEDIA, OFFICE LISTING SHEETS AVAIL. 24-7, WEB PAGE WWW.GPPROPERTY.COM <http://www.GPPROPERTY.COM> , CRAIGS LIST & ON-SITE SIGNAGE.

*Inspections: WE HAVE A FULL TIME INSPECTION PERSON THAT DOES NOTHING BUT INSPECTIONS 5 DAYS A WEEK. INSPECTIONS INCLUDE NEW MGMT, 90-DAY MOVE IN, MONTHLY DRIVEBY, ANNUAL, TENANT MOVE OUT, EMERGENCY AND WEEKLY VACANCY INSPECTIONS.

*Tenant relations: WE ALLOW THE TENANTS TO LIVE LIFE AT THEIR OWN PACE AS LONG AS THEY ADHERE TO THE TERMS OF THEIR RENTAL AGMTS. WE HAVE HAD SEVERAL TENANTS RE-RENT FOR US OR REFER OTHERS TO US.

*Financial analysis and budgets: YOUR RENTAL RATES ARE CONTINUALLY BEING MONITORED FOR POSSIBLE INCREASES &/OR DECREASES. OWNERS ARE NOTIFIED PRIOR TO ADJUSTMENTS WHILE THE UNIT IS OCCUPIED FOR RENT INCREASES. WE DO CURRENTLY MANAGE HOME OWNER ASSOC. & PROVIDE BUDGET ANALYSIS.

*Your relevant local and state licenses: I AM CURRENTLY A LICENSED PRINCIPAL BROKER. OUR OFFICE IS CURRENTLY LICENSED & INSURED THROUGH THE STATE OF OREGON.

*We would also like to understand how long you have been in business and the types of property you have managed: I HAVE PERSONALLY BEEN IN THE RENTAL BUSINESS SINCE 1988. OUR COMPANY HAS BEEN IN BUSINESS SINCE 1997. WE CURRENTLY MANAGE APPROX. 600 UNITS CONSISTING OF SGL.
